Elite Fins completed the design, supply and installation of Fins fins at Swastik Devine, a residential development in Vikhroli, Mumbai. The scope covered two of the most visually exposed and functionally demanding zones of the building: the parking podium façade and the service duct areas. Both were finished in a brown and white Upvc fin combination, handed over on 15 May 2026.
The requirement
Parking podiums and duct shafts are the two areas of a residential tower most likely to spoil an otherwise well-finished elevation. Open parking levels expose vehicles, columns and services to the street. Duct areas expose plumbing lines, drain stacks and AC piping. In a coastal, high-humidity city like Mumbai, screening these zones with metal louvers or timber battens creates a maintenance problem within two or three monsoons — corrosion, warping and repainting cycles.
Swastik Devine needed a screening solution that would conceal these areas cleanly, allow the airflow that parking and duct zones require by code, and hold its finish without an annual maintenance budget.
The Elite Fins Solution
We specified Upvc fins in a brown and white scheme, installed vertically across the parking façade and around the duct openings.
Why Upvc fins for this project:
Corrosion-proof in Mumbai’s climate. Upvc does not rust, rot or oxidise. Salt-laden coastal air, which degrades aluminium finishes and MS louvers, has no effect on it.
Ventilation without visibility. The fin spacing screens the parking and duct areas from street level while maintaining the cross-ventilation that basement and podium parking requires.
Zero-repaint finish. The colour runs through the material rather than sitting on it as a coating, so there’s no flaking, peeling or seasonal repainting for the society to fund.
Low structural load. Upvc fins weigh a fraction of aluminium or MS equivalents, which simplifies fixing onto the existing parking structure without additional support framing.
Brown and white contrast. The two-tone scheme breaks the flat mass of the parking level and ties the screening back into the tower’s overall elevation palette instead of reading as an afterthought.
Execution
Installation was carried out with the building’s structural grid, allowing our fixing system to align fin runs to existing column and beam lines. Duct areas were treated with the same fin profile so that the screening reads as a single continuous language across the façade rather than two separate treatments.
Result
Swastik Devine’s parking and duct zones are now fully screened, ventilated and finished in a material rated for decades of Mumbai weather with no recoating. The society avoids a recurring maintenance line item, and the elevation reads as a finished façade from ground level up.
