Elite Fins completed the supply and installation of 50mm × 50mm × 2mm square-profile Upvc fins at Aadityaraj, a residential tower in Vikhroli, Mumbai. The fins were run vertically across the full height of the elevation in a terracotta finish, matched to the building’s brick-toned façade so the screening reads as part of the architecture rather than an addition to it.
The Requirement
The Aadityaraj tower needed vertical fin screening across its elevation that would deliver a clean architectural rhythm without introducing a maintenance burden. On a tall residential façade in Mumbai, the two usual screening choices — aluminium louvers or timber battens — both age badly. Aluminium finishes chalk and pit in salt-laden coastal air, and timber warps and needs recoating within a few monsoons. The building also needed the fin colour to sit with its terracotta brick tone rather than fight it.

Low load on the structure. Upvc fins weigh a fraction of aluminium or MS equivalents, simplifying fixing across a full elevation without heavy support framing.

Aadityaraj’s elevation now carries a continuous run of terracotta square Upvc fins that screen the façade cleanly, hold a sharp vertical line across the full height of the tower, and require no repainting or corrosion maintenance for decades of Mumbai weather. The finish reads as an integrated part of the building’s design.
