The Problem: Exposed Plumbing on the Duct Wall
Walk past most residential towers and the duct area gives away exactly what’s inside — a wall of plumbing lines, soil pipes and drain stacks running the full height of the building, left bare because covering them properly is usually more trouble than it’s worth. At Bhaveshawar Heights in Dahisar, this exposed pipe run sat directly on a visible external wall, in full view from the ground and from the neighbouring building.
The brief was straightforward but specific: hide the plumbing, don’t block it from being serviced, and don’t add another surface that needs maintaining down the line.
The Fix: 50×50 Square Upvc Fins, White
Elite Fins fitted white, square-profile Upvc fins — 50mm × 50mm at 2mm thickness — vertically across the duct wall, spaced to fully screen the pipe run behind while still allowing the wall to breathe.
Why this spec did the job:
Square profile, straightforward coverage. A 50×50 square fin gives even coverage without the angled shadow lines a diamond or rectangular profile would introduce — the right choice when the goal is simply to conceal, not to add a decorative pattern.
White to match the tower’s existing wall colour. Rather than standing out as an obvious retrofit, the duct screening reads as part of the original façade.
Vertical fixing for serviceability. The fins were mounted on a frame that keeps the plumbing behind accessible for repairs — screening the pipes doesn’t mean sealing them away permanently.
Upvc doesn’t stain the way painted covers do. Duct areas deal with occasional leaks and damp. A painted MS or timber cover shows every water stain; Upvc’s finish doesn’t discolour the same way, so the screening still looks clean years later.
Result
The plumbing run at Bhaveshawar Heights is now fully concealed behind a clean white fin screen that reads as part of the building’s wall, not an add-on — while still leaving the duct serviceable for maintenance whenever it’s needed.
