Sainath Residency’s parking structure was originally built as an open MS (mild steel) frame — functional, but with two problems the client wanted solved. The parking levels sat exposed to direct sun for most of the day, and during monsoon, rainwater was blowing in through the open frame and reaching the vehicles and floor below.
Elite Fins recommended white, diamond-profile Upvc Fins — 52mm × 75mm at 2mm thickness — installed horizontally over the existing MS structure, to solve both problems without a structural rebuild.
The Requirement
An MS-only structure couldn’t solve either the sun or the rain problem on its own. Adding shading by welding on more MS would only reintroduce the same corrosion issues within a couple of monsoons — the client needed a fix that addressed both concerns without replacing what was already built.
The Elite Fins Solution
Elite Fins recommended diamond-shape Upvc Fins, installed horizontally, fixed directly onto the existing MS frame:
Horizontal diamond orientation for sun shading. Angled horizontally, the diamond profile breaks direct sun before it reaches the parking bays, cutting heat load across the day without blocking the structure’s natural airflow.
Rain deflection without sealing the structure. The horizontal fin angle sheds rainwater outward rather than letting it drive straight through, so water doesn’t reach the parking floor even in Mumbai’s monsoon — while the gaps between fins still let air move through.
Fixed onto the existing MS frame. Rather than a structural rebuild, the Upvc fin system was installed over the client’s existing frame — solving the actual complaint without extra construction cost or downtime.
No added corrosion risk. The weather-facing surface is now Upvc, not raw MS, so the parts most exposed to rain are no longer the parts that rust.
On Site
The fins were fixed in continuous horizontal runs across the parking bays, aligned to the building’s structural columns so the fin lines break at natural points in the elevation rather than running arbitrarily. White was specified to keep the parking levels visually light against the residential floors above.
Result
The parking structure at Sainath Residency now has sun shading across the exposed bays and no more water ingress during rain — both solved by fitting horizontal diamond Upvc fins onto the existing MS frame, without needing to rebuild the structure itself.
