Vardhaman Business Bay is a commercial tower — a different brief from a residential façade. A commercial building’s podium is the part every visitor and passer-by actually looks at, and its duct runs carry a lot more service load than a typical residential block. Elite Fins was brought in to screen both: the podium frontage and the duct areas, in a single dark brown rectangular Upvc fin system.
Podium First
The podium is the ground-level face of a commercial building — it’s what shows up in photos, what clients walk past, what the address is known by. Vardhaman Business Bay’s podium needed screening that read as a design feature, not a functional add-on bolted onto the entrance.
The 40mm × 60mm rectangular fins were run horizontally in tight, closely-spaced bands across the podium frontage, which is what gives the façade the layered, almost woven texture visible in the photos — each fin catching light differently depending on viewing angle, so the elevation changes character through the day rather than sitting flat.
hen the Duct Areas
Commercial towers typically carry heavier service duct loads than residential ones — more HVAC, more risers, more equipment that needs concealing without blocking access or airflow. The same 40mm × 60mm dark brown fin profile was extended to these areas, which meant the building didn’t end up with two visually different screening systems on the same elevation — podium and ducts read as one continuous material choice.
Why Dark Brown, Rectangular
Rectangular 40×60 profile for a tight horizontal weave. At this spacing, the fins create a dense, textured surface rather than individual visible slats — appropriate for a commercial frontage that needs to look considered up close.
Dark brown to anchor the ground floor visually. A darker tone at podium level grounds the building and contrasts with the lighter tower rising above it, a common commercial design move that a lighter fin colour wouldn’t achieve.
One fin spec across two applications. Using identical fins for podium and duct screening kept the elevation visually unified and simplified procurement and installation into a single run instead of two separate systems.
Upvc holds up to street-level exposure. Podium-level cladding takes the most direct contact with pollution, dust and handling of any part of a building’s exterior. Upvc’s corrosion resistance and non-fade finish matter more here than almost anywhere else on the structure.
Result
Vardhaman Business Bay’s podium and duct areas are now screened in a single, unified dark brown Upvc fin system — giving the building’s ground-level frontage the textured, considered look a commercial address needs, while keeping duct areas fully concealed without a mismatched second material.
